My net income after paying all my bills and property manager was, $2190.03.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;My year-to-date operating income was $33,292.50, and my net income year-to-date is $21956.17.&lt;br /&gt;&lt;br /&gt;I still have two months to collect. Based on these numbers, I should net $26,347.40 this year .&lt;br /&gt;&lt;br /&gt;Using an 8% cap rate, I should be selling this trailer park for $329,342. I then put $100,000 down from the refinancing and asked the owner to carry the difference. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;I have since paid him off and now own the park free and clear.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;What I would recommend is that if you are trying to buy this, you call this guy first to get prequalified.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;You will need the following:&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;1.
