Cash Flow Statement 10/08 - Buy this cash cow now!

I thought I would post my cash flow statement, in case anyone wants to buy this cash cow.

In October my total operating income was $3570. My net income after paying all my bills and property manager was, $2190.03.


My year-to-date operating income was $33,292.50, and my net income year-to-date is $21956.17.

I still have two months to collect. Based on these numbers, I should net $26,347.40 this year .

Using an 8% cap rate, I should be selling this trailer park for $329,342. I am only asking $270,000, which is currently a 9.75% cap rate.

This is an awesome price for around here.

There are four-plexes in Rexburg that are barely a 5 cap, and investors line up ten deep to buy them.

Did I mention that trailer parks almost have zero maintenance costs?

Why should you buy a trailer park?

Buying an existing trailer park is a great investment.

Basically you provide hookups, and the renters provide the trailer.

You get paid to rent space to them.

I would recommend you don't have park-owned trailers because you want your headaches to be at a minimum.

If any of you have had a rental that is trashed, you know that renting dirt to them is one of the greatest rental ideas ever created.

I currently rent my spaces for $180 as of 10/08. I have raised the rents $30 per space since I bought the park.
